A stain on the ceiling, a drip in the loft, a damp patch that keeps coming back. The leak is almost never directly above the stain — water travels along timbers before it drops. We find the actual source before we quote for anything.
Perthshire gets battered. Named storms come up the Tay and lift slates, ridge tiles and whole sections of flashing. If you've got slates in the garden, the roof is open — and it needs covering before the next front comes through.

If you've read roofing advice online, most of it was written for English houses. English roofs are typically tile, hung on battens, over a felt or membrane underlay. Fix a leak and you're often looking at a slipped tile and a bit of torn felt.
Scottish roofs are built differently — and they fail differently.
Scottish slate is enormously durable, outliving generations. What fails is the iron nail. Over decades, they corrode and let go. The slate is fine—it just isn't attached anymore. This is why an old roof sheds slates randomly, and why endless patching becomes a losing game.
Because slates sit straight on timber (sarking boards), a long-running leak soaks the continuous deck underneath. Rot spreads sideways beneath perfectly normal-looking slates. We survey properly from inside the loft first, ensuring no hidden mid-job cost surprises.
Stripping a Perthshire roof means upgrading it to modern standards. We replace rotten sarking, introduce high-performance breathable membranes, and integrate counterbattens and ventilation that weren't there originally. A modern roof needs to breathe.
Ask any roofer quoting on your Perthshire house what they'll do about the sarking and the ventilation. If they don't have an answer, keep looking.

A small terraced roof is a very different job from a detached house with three dormers and a chimney. We give a written, itemised price after a free survey, and we’ll tell you if you don’t actually need a new roof yet.
For a full reroof, almost always — it’s a legal safety requirement, not an upsell. For a small repair, often not. We’ll tell you which before we start, and scaffolding is itemised separately on your quote so you can see exactly what it costs.
This is the question we’re asked most. The honest answer is that it depends on the nails. If the roof is shedding slates in a random pattern across the whole roof, that’s usually nail sickness and you’re on borrowed time. If it’s one area, after one storm, that’s a repair. We’ll tell you which you’ve got, with photos, and we have no interest in selling you a roof you don’t need.
